We say that the average timescale is around 6-8 weeks from us receiving draft contracts from your sellers solicitor, the sooner we receive the contract documentation the sooner we are able to put in hand your searches and review the legal title to the property.
Timescales can vary as a result of different parties involved in the transaction such as surveyor, mortgage company and if a Leasehold property management companies etc.
There may be occasions when additional costs need to be paid such as your local search reveals that another search is required or if a leasehold property the managing agent confirms they have a charge for registering the change of owner but we will always discuss these with you prior to entering into the same.
Yes, we are able to provide a legal pack to the auction house ahead of the auction if you are the seller of a property.
If you are a buyer we offer a low price review of the auction pack before you bid which we highly recommend that you have done as once the hammer is down you are legally committed to the purchase of the property.
Our normal service is undertaken in a timely matter but we do appreciate that sometimes a regular service is not required and that for personal circumstances you need to move quickly.
In this instance your file would be handled by a senior solicitor who has experience of dealing with fast moving transactions and there is an additional cost of £200.00.
The length of a conveyancing transaction is affected by different parties and we are only able to speed up the part of the transaction that is in our hands.
